Joining our team as Commercial Director, you will be responsible for driving performance along with the effective leadership and management of the Central Commercial team.
Reporting to our Director in Charge, you will be responsible for delivering efficient and accurate cost control and procurement needs, working closely with the regional Construction, Technical and Land teams, in order to meet the regional business plan and future growth requirements.
Key duties and requirements You will also be responsible for but not limited to; Providing leadership to the Commercial function ensuring the effective management, compliance, control and collaborative team working to implement best practice, in relation to oversite and control measures in order to maximise profitability.
Defining and embedding the regional Commercial strategy to ensure the smooth delivery of the regional business plan.
Responsibility for implementing and embedding appropriate cost control measures and approaches, to ensure the operational teams are working collaboratively and to agreed policies and practices.
Actively managing the procurement and control of subcontractor services and supplier orders.
Establishing and maintaining working relationships with key subcontractors and suppliers to ensure that all contractual terms are met in alignment with Group procedures.
Undertaking a continuous review of the regions Commercial performance, ensuring the Director in Charge is fully informed in relation to the day-to-day operations of the department.
Working closely with the regional Land department to produce comprehensive Commercial reports and estimates for inclusion in Land Appraisals.
Ensuring that development build costs, contingencies, cash flows and financial information is reported and recorded accurately, in accordance with Group policies.
Reporting to the Regional Board on operational delivery and Commercial performance forecasting against set programme and delivery targets.
Providing recommendations and action plans to mitigate against any Commercial performance risk.
Undertaking regular cost valuations and projections in relation to site expenditure and procurement.
Actively manage communications with internal and external stakeholders in order to achieve the regional business plan.
Ensuring the department maintains and achieves its payment and reporting requirements.
Authorising and committing expenditure on behalf of the region.
Providing key status reports and updates on all KPI's relating to the Commercial function.
At all times comply with responsibilities under the Company's Health & Safety and Environmental and Corporate Responsibility Policies.
Who are we looking for?
To be successful as our Commercial Director, you will hold relevant Commercial management experience within the residential housebuilding industry, along with experience of people management.
You will ideally be working as a Commercial Director currently however, we would also consider candidates at Head of Commercial or Senior Commercial Manager level, looking to progress.
You will also possess; A relevant qualification or extensive working experience within Commercial Management for a new homes developer.
An extensive understanding of the financial implications of the methods and sequences of build.
Excellent financial and Commercial awareness.
Departmental planning and strategy experience.
Excellent relationship building skills.
The ability to showcase inspirational leadership skills and the mentoring of team members.
Excellent presentation and communication skills.
The ability to deliver and achieve deadlines.
