Job description: 70% Delivering advice; legal research; delegating fee earning work undertaken by colleagues; updating costs information; time recording; opening, advising, progressing, and closing client matters and all associated tasks 10% Dealing with enquiries and winning work, providing estimates, following up leads 10% Raise profile of firm and attract new enquiries by networking, building and maintaining professional relationships and dealing with complaints; support strategic aims of the practice 10% Training other members of staff; take part in own training and maintain development plan and development record; updating precedents This is not intended to be an exhaustive or definitive list; you may be required to carry out other duties as required.
Experience: Experience of handling residential and commercial conveyancing, mortgage work to include proficiency in some or all of the following specialist areas: · Leasehold enfranchisement, lease extensions.
· Residential sales of freehold reversions.
· Shared ownership and home equity loans.
· Bridging loans.
· Declarations of trust, and loan agreements.
· Home equity release/lifetime mortgages.
· Development work such as options, overage and clawback agreements, planning and other statutory agreements, community infrastructure levy.
· Knowledge of stamp duty land tax, and VAT as they relate to property transactions.
· Commercial leases, renewal, and determination; assignment and surrender of commercial leases.
· Licenses to assign, underlet and make alterations; · Commercial property: sale, purchase, granting leases and licenses.
· Easements and rights of way.
· Unregistered land · Acquisition of land by adverse possession.
· Residential letting, and the sale and purchase of investment properties.
· Newbuild conveyancing.

Working knowledge of Wills and Probate; drafting of Wills, filing and making of IHT Application , application for grant of probate and letters of administration.
Personal specification: Essential to carry out role to minimum required standard: Qualified solicitor (or equivalent) with current practising certificate and first rate academic credentials.
You must be able to: · Manage a full caseload and to progress cases without supervision; · Handle a wide range of clients and to manage their expectations; · Exercise judgment and independent decision making, with consultation, as appropriate; and · Be approachable, collaborative and resilient.
