The role of Land Manager is to support the Land Director to source and secure new land opportunities in-line with Company requirements, Regional land strategy and Group land acquisition parameters to meet the Regions business plan and future growth requirements.

A High level summary of key responsibilities: Sourcing and securing land within a specified geographical area for the immediate, short and medium term via the development of agent contacts, planning leads, methods of formal and informaltender, and off market land procurement and through the application of knowledge of development opportunities and competitor activity within the area.
Maintain existing and create new relationships with key landowners, agents and land promoters across the region to always ensure the Regional Land team is up-to-date with current market opportunities and trends.
Formulate and manage the preparation and presentation of comprehensive information packs (Regional Land Information Packs) insupportof initial land offers and opportunities for review by the regional Land Director and Group Land team which covers all essential items to enable a robust land bid to be subsequently procured.This could include the selling agents land sale pack, location and demographic review, housing mix, sales pricing, constraints plan and any other relevant information that willsupportthe preparation of the land bidtogetherwith the best possible terms and most effective route of procurement both from a legal and planning perspective.
Project manage the delivery of Regional requirements in respect of new land supply until legal completion acting as a conduit between Group Land and other Group and Regional departments to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.
Working incollaborationwith the Land Director to ensure that all Regional responsibilities in relation to the land acquisition processis effectively managed, reported and delivered as per Group policies and processes to meet the Regions business plan, from site purchase through to legals and planning stages.
Providesupportto deliver planning approvals, directly managing and orsupportingthe management of third-party providers and the interface with internal departments where appropriate in order to ensure that optimal contribution is achieved from all land purchases.
The Ideal Candidate: A relevant qualification or extensive experience in land acquisition, negotiation, procurement and management.
Must have experience in residential land acquisition in the North West of England.
Broad Technical and legal knowledge and Financial/Commercial awareness An extensiveunderstandingof the legal and planning frameworks associated with land acquisition and development procurement.
Broad awareness of codes of practice that impact on land acquisition and planning matters e.g.Key town Planning Legislation and Policy, Systems and Frameworks, both locally and regionally, land purchase and disposal legal models, structures and mechanisms.
Experience at co-ordinating applications culminating in planning consents, including the negotiation of section 106 agreements and a goodunderstandingof affordable housing procedures.
Basicunderstandingof technical issues related to design and engineering of estate layout.
Excellent communications skills both verbally and written.
