Job Title: Senior Surveyor/Associate Director – Commercial Property Management Location: Leeds (hybrid working)About the Team: CBRE are looking for an exceptional surveyor to join the Northern Property Management Team.
Based in Leeds you will be responsible for managing FRI and service charge properties across a variety of asset classes.
This will include managing very high profile offices in central Leeds and industrial, office and retail properties throughout the North and Midlands.
The Yorkshire and Northeast Property Management team forms part of a wider Northern Property Management Team, having surveyors located in both Manchester and Liverpool.
There are 17 fee earners in total.
The Leeds Team are responsible for managing properties for a number of key clients throughout the region including CBRE Investment Management, NFUM, Sports Direct, MEPC, and Global Net Lease in addition to local based clients.
The local team comprises 6 fee earners, 2 graduate surveyors and an administrator.
The team has ambitious plans to grow through existing and new clients.

The purpose of this role is to work predominantly on portfolio instructions, ensuring accurate and timely delivery of service and to work with other service lines to ensure a tailored and coordinated service.
Key ResponsibilitiesManage the transition of client/properties in and out of CBRE managementResponsibility for compliance relating to sites under their control, acting or escalating any issues relating to non-complianceCarry out property inspectionsResponsibility for taking the appropriate action in response to any legal notice received in relation to a managed propertyResponsibility for preparing data for client meetingsAttending client meetings, ensure recording of minutes and carrying out of actions arisingReading of leases and ensuring accurate data is maintained on the property management systemEnsure rent demands are raised accurately and on timeProvide recommendations to clients to recover rent and other sums due under the lease termsEnsure client reports are prepared to the correct specifications and issued to clients in accordance with agreed timescales, subject to approval by line managerEnsure all tenant application fee invoices are raised and paid promptlyWork with the on-site facilities teams to review and obtain approval of service charge budgetsReview service charge cash flows and budgets subject to client requirementsApprove service charge year end reconciliations in accordance with RICS guidelines / client instruction.Identify and progress opportunities for cross-selling activitiesResponsibility for arranging and chairing occupier meetings and occupier liaison as requiredEnsure recording of minutes of occupier meetings and 1-2-1 meetings are completed and all actions arising from the meeting are dealt withTake appropriate action for all forthcoming lease diary events.Identify opportunities for providing additional services to clients and provide appropriate recommendations.Review tenant applications and prepare client recommendationsExplore opportunities for new business generation and be an efficient presenterKey Skills/KnowledgeIdeally RICS qualified although property management experience is considered more importantDegree qualified in real estate Relevant work in property management in the UK marketConstantly updating knowledge of legislation relating to property managementAble to build and maintain client relationships and internal relationships with other service linesUse and grow knowledge of law relating to property management in order to make recommendations to the clientUnderstand and grow knowledge of the clients' investment objectivesBe able to recognise opportunities for selling additional services to clients, including cross-sellingAble to build and maintain tenant / customer relationshipsBe able to apply legal principles of tenant applications for consent and the processes to be followedApply the principles of service charge management to ensure compliance with all regulatory and procedural requirements including the terms of the leaseUnderstand credit control methodsAble to use IT software such as Word, Excel and other databasesUnderstand and use industry / CBRE specific IT applicationsAble to contribute to team and department business plansAble to work as part of a team, supporting other team members and recognising the work of othersBuild and maintain relationships with other parts of the wider CBRE service linesPerson SpecificationGood interpersonal skillsAbility to prioritise and co-ordinate tasks efficiently ensuring all deadlines are metMaintains a positive attitude towards routine tasksAccurate and exceptional attention to detailPro-active and enjoys working autonomously and as part of a wider teamConfident and assertive where requiredSociable and outgoingFlexible approach to workUnderstands and appreciates the importance of using discretionTeam player who deals effectively with colleagues and clientsWorking at CBREWhen you join CBRE you will have the support and resources of a global firm where an entrepreneurial mind-set is encouraged.
