Our Parklane Properties and Rentinc Brands are requiring a Sales Manager to take the lead on all properties and the management of the team of letting negotiators in our Headingley Branch.
Ultimately, the Sales Manager is responsible for the line management of a team of Lettings Negotiators, manage the process of letting and marketing all properties to ensure that the portfolio is marketed effectively and all service levels and business targets are met.
Ensuring that all lettings enquiries are dealt with in a professional and timely manner in accordance with the Group's policies and procedures.
To carry out local market research and benchmark against other Lettings Agents / Landlords to ensure all rents / offers are competitive.
The successful candidate will be responsible for nurturing and developing the team of lettings negotiators whilst providing ongoing training and setting competitive individual and team targets.
Main Responsibilities Passionate about the work of the team and act as a role model to promote positive team behaviour and ensure the team are motivated and directed to maximise opportunities.
Development of the lettings team is crucial to ensure morale, knowledge and skill levels continue to increase enabling the team to provide a service that exceeds our customers' expectations and meets strategic company objectives and targets.
Manages others through establishing mutual respect and understanding and creates an empowered environment.
Fully responsible for lead management system, ensuring all enquiries are acted upon, followed up and sales opportunities are realised.
To ensure an appropriate system is in place so that monitoring of leads can be maintained.
To monitor the lettings enquiries on a daily basis, identifying trends and suggesting improvements to marketing for each Brand.
Work with the Branch Manager to develop targets and incentive schemes to motivate and reward success.
Shares success by privately and publicly praising teams and individuals.
Actively supports and promotes innovation and introduces innovative development activities.
To work closely with the Estates Manager to ensure all properties are maintained to a good standard and well presented.
Responsible for ensuring that photos, descriptions, rents and packages are correct and accurately present properties to customers.
Work with the Marketing team to ensure that all marketing literature is correct and accurately reflect the brand and product.
Focussing on the market and competition is essential to the success of this role and the business.
Spot trends in information that can support and improve the work of the Group.
Adapts style and approach to meet business needs changing demands, makes sound decisions and implements practical solutions.
To assist senior management in the preparation of reports and providing performance information in a timely manner.
Skills & Qualities 3 years proven sales and people management experience Experience within property is preferable but understanding of the property industry is essential Exposure to a fast moving, growth-orientated environment is essential Excellent communication/interpersonal skills, with the ability to build and maintain strong relationships at all levels A positive, pro-active outlook with a desire to achieve in a fast-moving environment Clarity of thought with strong decision-making skills, good planning and attention to detail Resilient, determined and committed as well as pragmatic and flexible Valid driving licence is essential Basic salary is £35k with a very achievable £50k O.T.E (uncapped), company pool car and attractive incentives.
May include occasional Saturday working.
