Property Manager

Stepnell Ltd is looking for an experienced and proactive Property Manager to oversee our growing residential and commercial property portfolio.
This is an exciting opportunity to lead the day-to-day management of our commercial properties, building strong relationships with tenants and ensuring portfolio growth aligns with our strategic objectives.
The key responsibilities: Manage a residential and commercial property portfolio Build and maintain strong relationships with tenants and external clients.
Ensure properties are let and delivering returns in line with company objectives.
Travel as necessary to various properties and tenant sites.
Develop and propose lease management terms, including new leases, renewals, and rent reviews.
Negotiate lease terms with tenants and their advisors, ensuring alignment with Stepnell Set annual and medium-term budgets for portfolio expenditures, including repairs and upgrades.
Ensure statutory compliance and prepare 'Scope of Works' for necessary upgrades Collaborate with Stepnell teams and subcontractors to manage and complete works within budget and timelines.
Identify and manage development opportunities within the portfolio, including financial appraisals, planning, and construction oversight.
Oversee the design, leasing, and sale of new projects in alignment with Stepnell's Property and Development Strategy.
Conduct property surveys, dilapidation assessments, and building pathology evaluations.
Oversee building upgrades, and sustainability initiatives (e.g., solar panel installations), and ensure high-quality workmanship.
Propose and monitor service charge budgets, managing income and expenses.
Liaise with tenants to manage communal spaces and essential property services effectively.
Advise on property sales, acquisitions, and market opportunities to support portfolio growth.
Conduct thorough reviews of legal and title documents related to property transactions.
The ideal candidate: Proven experience in property management, including lease negotiations, portfolio growth, and financial planning.
Strong knowledge of compliance and statutory obligations in property management.
Background in building surveying or related fields, with expertise in building pathology and dilapidations assessments.
Exceptional communication and interpersonal skills, with the ability to build and sustain positive tenant relationships Flexibility to travel as required to various property sites.
