We are looking for an experienced and motivated Property Manager to join our clients team, specialising in block management.
This role offers a balanced work structure with 2 days per week in the office based in Harlow and the flexibility to manage your own time around site visits and administrative tasks.
What You Can Expect Location – Harlow (Hybrid) Salary – Up to £40,000 Work Type – Permanent Main Responsibilities as a Property Manager Managing a portfolio of residential blocks, ensuring the delivery of high-quality property management services.
Liaising with leaseholders, residents, contractors, and third parties to resolve issues promptly.
Overseeing routine and reactive maintenance, ensuring compliance with health and safety regulations.
Preparing and managing service charge budgets, ensuring costs are monitored and managed effectively.
Conducting regular site inspections to ensure buildings are well-maintained and repairs are carried out efficiently.
Attending AGM meetings and managing key relationships with residents' associations and freeholders.
Ensuring compliance with relevant property legislation and industry regulations.
Managing contractor relationships and monitoring performance to ensure efficient service delivery.
Handling insurance renewals and claims, as well as other administrative duties as required.
Key Requirements Proven experience in property management, ideally within block management.
Strong understanding of property legislation and compliance requirements.
Excellent communication and organisational skills.
Ability to work independently and manage your own workload.
Strong attention to detail and problem-solving skills.
Familiarity with service charge budgeting and financial management.
