Duties of Property Accountant: Prepare monthly, quarterly, and annual financial reports for property portfolios, including income statements, balance sheets, and cash flow statements.
Reconcile accounts and ensure accuracy in financial records, particularly around rental income, service charges, and maintenance fees.
Ensure that all client money (rents, deposits, service charges) is handled in compliance with relevant regulations Reconcile client accounts and ensure funds are properly allocated and protected.
Manage the accounts receivable process, ensuring timely collection of rent and service charges.
Handle accounts payable, ensuring suppliers and contractors are paid on time.
Prepare and manage service charge budgets, ensuring accurate allocation of costs for multi-tenant properties.
Track expenses and compare them against budgeted figures to ensure proper fund management.
Perform regular bank reconciliations for client and company accounts, identifying and resolving discrepancies.
Ensure compliance with property and financial regulations, including client money protection (CMP) schemes.
Assist with internal and external audits, preparing necessary documentation and ensuring the accuracy of financial data.
Work closely with property managers, landlords, tenants, and external auditors to resolve financial queries and maintain clear communication regarding property finances.
Supervise and support junior accounts administrators or finance assistants, ensuring that day-to-day financial tasks are completed efficiently.
Essential: Proven experience in a finance or accounting role, ideally within the property sector.
Familiarity with client money protection regulations and best practices.
Strong knowledge of financial reconciliation, cash flow management, and bookkeeping.
Proficiency in property management software (e.g., Qube, MRI, or similar).
Excellent communication and interpersonal skills.
Attention to detail with the ability to manage multiple tasks efficiently.
Relevant qualifications in property management, accounting, or finance would be advantageous.
