This is a pivotal role within our Development Team and requires thecandidate to operate throughout the property journey, from site acquisition and initial design through to construction and completion.
Our Project Managers are the ones that ensure our projects happen on-time, on-budget and most importantly in-line with the Cordia standards.
This role will report directly to the Development and Design Director.Key work activitiesPossess a good understanding of the development, acquisition process including reviewing project feasibility studies, project viability reports and appraisals.Identify, challenge and develop coherent strategies to overcome arising issues within the acquisition process and collaborate with the internal Cordia team in finance, commercial, technical and design to overcome these.Collaborate with the internal Cordia team to appraise potential new sites and participate in negotiations with landowners on their value.Work with the internal Cordia team to identify and communicate project briefs, objectives and strategies.Lead the external teams to develop projects in accordance with the defined project brief and objectives.Liaise with the internal Cordia team and collaborate and action the project development to ensure it facilitates the commercial, development, design and technical objectives.Monitor, review, manage and report on progress of the project against the agreed programme, commercial, design and technical directives.Monitor, review, manage and report on any required changes on the project and ensure the project appraisals are updated to reflect these.Investigate, monitor, review, manage and report on any risks on the project and ensure the project internal and external teams understand and manage them.Tender and instruct the project team, including external QS, PM, design, M&E and structures and oversee and report on the performance management of the team.Manage the design and construction process the pre-, during and post-planning, pre-construction through to contracting and construction to completion and handover process.Supervise the warranty period of the construction project until project handover.Understands the RACI matrix and follows the specified protocol in their day-to-day work.For the duration of a project report on all construction activities, progress, expenditure and any risks and opportunities.Report weekly to the internal Cordia team on project updates against the project objectives, as noted above.
This should include making recommendations on how to proceed for agreement and approval.Propose value management solutions in RIBA stages 2-4 of the design process and where this is agreed, ensure this is managed and fully executed through RIBA stage 5 to completion.Build relationships with key stakeholders e.g.
investors, lenders, planners, local authority, neighbours and third-party agencies.Participate in devising the most optimal funding structure for the project and the sourcing of project debt finance.Represent the organisation at key networking and professional events.Responsible for working to project timescales and meeting the project's financial targets.Liaise with the Development and Design Director, Finance Director and the CEO about cashflow requirements on your project and manage the project budget accordingly.Provide regular updates to the Technical Director and senior leadership team.Liaise with the wider team as the projects requires, such as Investment, Finance, Asset Management, Design, Strategy and Marketing.What credentials are we ideally looking for?3+ years of relevant project management / development-related experience.RICS / MCIOB / MAPM property-related qualification welcome, but not required.Experience of residential, BTR and commercial development desirable.We are looking for someone that is very proactive, task focused, organized, and hasexcellent problem-solving skills.Provides creative insights and/or solutions.Demonstrated ability to develop and build relationships.Passionate property professional.Enthusiastic.Flexible to changing priorities.Eager to make a difference and full belief in Cordia mission.Must be able to work under pressure to tight timescales, juggle multiple projects and haveexceptional organisational skills.Must have strong stakeholder management skills.Analytical thinker with attention to detail.Would you like to Apply?The closing date for applications is 3 January 2025.Please note that at this time we are unable to provide UK visa sponsorship.Cordia UK encourage candidates to submit their applications as early as possible, as we do reserve the right to remove this advert or close it to further applications at any point during the recruitment process.
