About the opportunity: Reporting to the Head of Construction, the Project Manager will be responsible for all new site & remodel projects across the country.
As well as additional projects to support business initiatives across the internal functions.
What you'll do: Manage external consultants and landlord/developer teams to deliver all works associated with the new sites to be on time, on budget and on spec/quality and to the standard layout.
Scope, manage and deliver all works associated with the remodels to be on time, on budget and on spec/quality in association with the operator's requirements.
Provide the Head of Construction and PMO with robust data to ensure accurate programme reporting.
Deliver feasibility layouts and costs in support of the capital new site projects on multiple sites in short timescales via external consultants.
Manage pre-contract with transparent sign off and ordering process to ensure no changes in contract variations whilst the works are on site.
Effective contract management pre, post and whilst contractor is on site in relation to variations to contract sum for fit out and/or expenditure of provisional sums/contingency.
Formal handover and snagging with retention for a defects period.
Ensure minimal changes whilst on site with correct change management in place to record this.
Post contract, transparent final account, with issuing of payment certificates.
Formal defects review (on site) to enable release of retention at the end of the defects period.
Ownership of the project budget setting and management throughout the process.
Provide guidance and leadership to external consultants, contractors and suppliers ensuring compliance with all statutory relevant provisions.
Cross functional working with other internal departments to ensure smooth delivery and encompassing all the needs of the functions – Operations, IT, FM etc Joint ownership of the end-to-end project from inception to opening with the Acquisition Manager.
Ensure all external approvals are gained in line with the Brand and operational layouts.
Be a brand ambassador to the external parties and stakeholders.
Provide knowledge and expertise to internal colleagues on projects and be the go-to for construction advice.
You will have: Knowledge of formal approval procedures across the country, including Scotland.
Ability to be a strong team player with a natural ability to take ownership of business-critical issues and ensure delivery.
Ability to be commercially aware with a strong value for money focus and an in-depth understanding of cost management techniques.
Ability to demonstrate resilience to deal with adversity; the courage to stand up for what you believe is right in the interests of the organisation.
Able to manage multiple projects in varying stages at any one time.
To act as an effective team member of the Construction team and participate and encourage cross-team working to provide an integrated customer focused approach and high quality.
