Job summary The Operational Estates Manager is responsible for delivering a safe, efficient and effective maintenance service, and for the management of the Estates Department's building and engineering direct labour workforce.
He/She must ensure that engineering and building activities are compliant with statutory legislation, Health Technical Memorandums (HTMs) and other relevant codes of practice.
The post holder will be responsible for the reactive, corrective and planned maintenance of equipment, engineering services and building fabric for all Healthcare properties under their control.

Then look no further - we are looking for a bright, ambitious Operational Estates Manager to join our great team here at Cwm Taf Morgannwg University Health Board.We are looking for someone who has a strong track record of managing and delivering a customer focused Estates service at a similar level in a highly complex environment, preferably in healthcare.
We need a Senior Manager who will lead a team where the quality of service, strong financial management and statutory compliance are the key drivers within all areas of the service.This is a key role within our operational team, and we are keen to recruit motivated individual who will help us to provide the levels of service that we continually strive to provide to our patients and clinical colleagues.As a senior manager he/she will assist in the production and delivery of the organisation's estates operational plans and will provide operational support in the delivery of capital projects.
He/She will provide line management accountability for associated multi-skilled staff and will ensure appropriate financial, workforce and performance management arrangements are in place.The ability to speak Welsh is desirable for this post; Welsh and/or English speakers are equally welcome to apply.

Person Specification Qualifications Essential Degree in Electrical, Mechanical or Building Service Engineering.
(or HNC/HND in one of the above disciplines and demonstrate significant knowledge and experience post qualification to Masters level equivalency).
Industrial Management Certificate Must be able to demonstrate senior management operational experience.
Desirable Member of a Professional Institute.
ONC/BTech in Computer Systems.
Experience Essential Detailed knowledge of Estates management to contribute to the business activities of the Health Board.
In depth knowledge of the legislative and mandatory needs of Estates Management.
Good working knowledge of building environment sustainability and energy strategies.
Also methods of achieving plant operation and energy savings.
Experience in the development and implementation of departmental policies, procedures and strategies.
Experience in production of specifications for maintenance, installation or refurbishment works and the supervision of contracts.
Experience in development of workplace risk assessments.
Sound understanding of workforce, performance and financial management and processes In depth knowledge of contracts and contract management.
Thorough understanding of Health & Safety legislation Desirable Evidence of experience of working in a complex healthcare or public sector organisation with proven experience of direct accountability for estate management.
Demonstrate a proven record of achievement at a middle management level in the Estates function within the NHS.
A good understanding of estates and capital priorities, challenges and funding in the NHS.
Knowledge of complex engineering systems and maintenance procedures Aptitude and Abilities Essential Displays excellent written skills.
