The Role Were looking for an experienced Maintenance Manager to join our dynamic team at 3 & 15 West Lane with 378 Studios across two buildings in Canary Wharfs Private Estate.
Vertus Edit is the new Aparthotel brand by Vertus, part of Canary Wharf Group.
The Maintenance Manager will oversee all aspects of the propertys maintenance, repair, and upkeep to ensure a high standard of safety, functionality, and appearance.
This role will involve managing a team of technicians, coordinating with external contractors, and ensuring compliance with all relevant health and safety standards.
The Maintenance Manager will play a key role in the successful launch and ongoing operations of the aparthotel, ensuring that all mechanical, electrical, and plumbing systems are well-maintained and operational.

Key Responsibilities Pre-Opening Responsibilities : Develop and implement a comprehensive maintenance plan for the new property.
Witness the testing, and commissioning of all building systems, including HVAC, plumbing, electrical, fire safety, and security systems, as well as the handover of the buildings.
Set up and manage a preventive maintenance schedule to ensure optimal performance and minimize downtime.
Establish relationships with key suppliers, contractors, and service providers for ongoing maintenance needs.
Hire, train, and manage a team of maintenance staff, ensuring they are prepared for the opening and ongoing operations.
Ongoing Responsibilities : Ensure the property is kept in excellent condition, including common areas, guest rooms, back-of-house areas, and exterior grounds.
Respond promptly to guest and operational maintenance requests and ensure timely resolution.
Monitor and manage maintenance budgets, including inventory control, purchase orders, and cost-saving initiatives.
Direct supervision of engineers, including recruitment and monitoring of on-going performance, authorisation of leave, pay, benefits and disciplinary procedures.
Ensuring all Health and Safety obligations and duty of care are met effectively and that all routine checks are in place and carried out (to include regular auditing and setting of SLAs).
To ensure compliance with the Building Safety Act throughout the day to day management and operations of all buildings.
Ensuring all onsite team members are trained with regards to Health and Safety specific to each facility.
This should include performing adhoc audits & reviews of team members conduct whilst performing their various duties.
Ensure the effective monitoring and record keeping of all PPMs.
Direct report cover when needed.
Coordinate with external contractors for specialized repairs, upgrades, and projects, ensuring quality control and adherence to timelines.
Keep accurate records of maintenance activities, equipment, and parts inventories, and generate reports for management as needed.
Implement energy-saving and sustainability initiatives to reduce operational costs and environmental impact.
Collaborate with other departments (Housekeeping, Front Office, etc.)
to ensure seamless guest service and support operational efficiency.
Qualifications Proven experience as a Maintenance Manager or similar role, preferably in the hospitality industry (hotels, aparthotels, serviced apartments, etc.).
Strong knowledge & relevant qualifications related to building systems (HVAC, electrical, plumbing, fire safety, security systems, etc.).
Excellent leadership and team management skills, with experience in recruiting, training, and supervising staff.
Solid understanding of health and safety regulations and experience in conducting risk assessments and audits.
Ability to manage budgets, negotiate contracts, and oversee external contractors.
Exceptional problem-solving skills and attention to detail.
Strong organizational and time management skills, with the ability to prioritize tasks effectively.
Good communication skills, both written and verbal, with the ability to interact professionally with guests, staff, and contractors.
Relevant certifications in building maintenance, HVAC, electrical, or plumbing systems are preferred.
Availability to work flexible hours, including evenings, weekends, and on-call as required.
