Role Overview: Primary responsibilities of the Leasing Manager include leading and supporting the delivery of leasing campaigns across our portfolio, and best positioning an asset to minimize voids, maximize commercial returns, and increase asset valuation.
The role will also provide specialist leasing advice, direction, and support to assist our market-leading growth in the flexible workspace market.
Typically, leading and managing a full leasing campaign will include involvement in the design of the asset and any flex space, managing agent and broker relationships, marketing, undertaking deal negotiations and commercial underwriting, as well as liaising with our Leasing Transactions Manager and our Occupier Services team to ensure customers enjoy a seamless onboarding experience.
This role requires someone who has a commercial mindset, can work autonomously, and has extensive experience in the Central London ready to fit and flex leasing market.
Key Responsibilities: Office Leasing Campaigns - Contribute to the workplace design, layout configuration, and shared communal space of the asset using market knowledge and experience to create market appropriate products Leading the marketing strategy, working with the Marketing team to create relevant and high-quality collateral, and maximizing publicity through asset launches, online platforms, and a strong social media presence Work alongside the Portfolio Manager and Finance team to accurately underwrite the asset Lead on the selection and appointment of leasing agents.
Attending and leading leasing/sales meetings to ensure agents are effectively managed throughout the process and offer a best-in-class service Attend viewings alongside agents and lead on deal negotiations, including responding to RFP's and agreeing HoTs.
Obtain deal approvals from the Executive Committee where appropriate Work alongside the Leasing Transactions Manager to complete transactions and assist in speeding up the leasing process Liaising with the Portfolio Management and Occupier Services teams to assist with the seamless on-boarding of customers Agent and Broker relationships – Act as key point of contact and ambassador for our growing leasing portfolio within the agent and flex broker community.
This will involve building and maintaining relationships with agents (tenant representatives and retained agents) and flex brokers, attending market-wide events, as well as establishing and growing exposure to direct lead channels.
Marketing strategy – The role will work closely with the marketing team providing a clear brief to create, coordinate and execute the marketing strategy on vacant space with the delivery of high-quality marketing collateral.
The role will ensure we are leveraging opportunities to increase PR for the range of our available space, including activity on the relevant online marketing platforms, social media as well as the more established real estate platforms.
Market research & business planning – Collate and distribute relevant external research and maintain awareness within the Company of sales data, competing workspace, including landlord competitors and flex operators and availability in key markets that could support business decisions, internal reporting, and abilities to learn, improve and expand our flex offer.
Communication – Liaise closely with the wider Leasing team, Portfolio Management and Occupier Services teams, and support requirements from our existing customer base and/or flex requirements as part of larger ready to fit deals.
This also includes looking for opportunities to assist our customers to grow organically within the GPE's portfolio and working with Portfolio Managers on repositioning assets.
