Building Team Lead

Job summary Support the Building trades operations and maintenance work across the Trust's sites as directed by line management.
This includes activities that are demanding and/or non-routine, ensuring compliance with Trust safety standards, policies and procedures.
Implementation of the planned building maintenance programmes for the Trust to ensure compliance with key standards, both legislative and performance related (as defined through Service Level Agreement) - also meeting where necessary the requirements of the NHSLA.
Main duties of the job Directly supervise the building operational staff at the Heading Hospitals sites as per management structure chart; Assist with the recruitment and selection of staff; Supervise all multi trade works applicable to Building disciplines, asbestos, fire safety (compartmentation/cladding/combustibility), drainage, glazing, balconies (fall restraints) roofing, carpentry, painting and decorating, pathways, roads, grounds and floor repairs; Supervise works carried out in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
Ensure risk assessments are completed as appropriate.
Plan maintenance activities, (including staff rota's and overtime works) allocating staff and physical resources.
Manage out of hour's essential maintenance.
Operate the Trusts labour control scheme, including completion of all paperwork required of the scheme.
(Including completion of all job dockets and time sheets) Complete and check staff time sheets, complete monthly payroll; Proactive supervision of staff sickness, absence, and annual leave; Responsible as the budget-holder for the Building Team outside of the Small Works Team as per structure charts and for managing pay and non-pay expenditure, About us Why colleagues think we are "a great place to work!"

Must have additional post-graduate level knowledge either through relevant post graduate diploma level or equivalent experience.
EXPERIENCE Essential Substantial full-time experience gained from working in a complex environment.
Knowledge of maintenance methodologies Knowledge of maintenance methodologies Line management, training and facilitation experience.
Experience of working within and developing a 'safe system of work' and dealing with health and safety issues Demonstrate a structured, analytical and best practice approach to maintenance management.
Ability to analyse data and produce reports using a range of software packages SKILLS, ABILITIES & KNOWLEDGE Essential Able to use small tools and carry out fine adjustments to building fabric, fire doors and Able to carry out routine and emergency maintenance on engineering and building systems on a routine basis Occasionally lift heavy loads, with support of lifting equipment where appropriate Able to concentrate for long periods on complex issues and work with detailed information Able to concentrate for long periods on complex issues and work with detailed information SPECIAL CIRCUMSTANCES Essential Ability to travel to other sites and must have full current driving licence Ability to work internal rotation
