Responsibilities Supervise the preparation of store design layouts, to optimise the usage of profitable trading space within the confines of the property taking into account planning, legal and appraised financial criteria.
Develop budget costs to ensure the cost viability of proposed projects.
Prepare and where required supervise the preparation and issue of all contract documentation to external contractors for tendering purposes.
Monitor, analyse and negotiate tenders and additional costs to obtain the best possible value for money for any project.
Prepare project documentation for presentation to Board Members for cost approval in accordance with the shopfitting programme.
Ensure all individual project programmes are realistic and deliver the project at the earliest date taking into account the complexity of the project and all aspects of Health & Safety legislation and other statutory legislation.
Ensure all projects are completed in accordance with Next's Shopfitting Standards and Guidelines, Next Health & Safety Standards and Next Standard Specification documents.
Manage the shopfitting projects in accordance with established contract management procedure including regular site visits as required to ensure each project runs smoothly and is completed on time and ready to open to the public to trade.
To regularly monitor project costs throughout the project duration, including costs for additional works.
Advise and justify additional costs to Senior Management as soon as these costs are known.
To be responsible for verifying and agreeing contractors final accounts for works undertaken in connection with the shopfitting project.
Any significant overspends above the approved cap ex value must be reported and agreed with Senior Management.
Liaise and communicate with all internal departments to ensure all requirements of the business is included within the project works.
To be available to accept communication outside normal working hours to provide necessary support to resolve any business critical or project related problem that cannot wait to be resolved within normal working hours.
To provide support to regional sales teams during Branch Reviews preparation and represent the department at Branch Reviews meeting with Board members.
Deputise for Head of Projects as and when required Criteria Good standard of technical knowledge and practical experience supported by formal qualification in construction or design.
Detailed up-to-date knowledge of legislation and British Standard Codes of Practice governing building works, WorkPlace Regulations, Health & Safety, BuildingRegulations, Fire Precautions and Town and Country Planning Acts.
Commercial awareness and understanding the principles of financial management and budgetary control.
Excellent written and verbal communication skills.
Experience of retail shopfitting ideally in a large retail organisation is desirable.
To have a clear understanding of the requirements of the current Construction Design & Management Regulations and take a proactive approach to its implementation and all aspects of Health & Safety relating to site works.
Be a holder of a valid CSCS qualification and card.
Full driving licence as a job holder will be required to travel to site to supervise works as required.
