Job summary PREVIOUS APPLICANTS NEED NOT APPLY The primary purpose of this role is to support the mechanical trades operations and maintenance work across the Trust's sites as directed by line management.
This includes activities that are demanding and/or non-routine, ensuring compliance with Trust safety standards, policies, and procedures.
The key areas of focus are to implement the planned building maintenance programmes for the Trust ensuring compliance with key standards, both legislative and performance related (as defined through the Service Level Agreement) - also meeting where necessary the requirements of the NHSLA (National Health Service Level Agreement) The post holder will be responsible for contributing towards the development, implementation and review of the Trust's Estates plans and work closely with the other Estates Managers/team Leaders in the development of works programmes across the workshop.
Main duties of the job EF15QP Supervise trade works applicable to mechanical disciplines, heating, ventilation and air conditioning, plumbing, pressure systems, water management, medical gases Supervise works carried out in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment.
Ensure risk assessments are completed as appropriate.
Directly supervise the mechanical operational staff at the Headington Hospitals sites as per management structure chart Deputise for the Estates Mechanical Manager as per management structure chart Contribute to the development, implementation and review of the Trust's Estates plans and work closely with the other Estates Managers/team Leaders in the development of works programmes Plan maintenance activities, (including staff rota's) allocating staff and physical resources.
Manage out of hour's essential maintenance Plan and schedule major interruptions, maintenance activities and co-ordinate the work of contractorincluding liaison with users Monitor performance of contracts, taking effective steps to ensure that acceptable levels of service and values for money are achieved Actively participate in the wider team operation and control of planned maintenance schemes.
Exchange and communicate sometimes complex building project-related information internally and externally with specialists and non-specialists.

Person Specification Qualifications Essential Must have a good standard of general education plus knowledge attained via a recognised and relevant diploma level (at HNC/HND level) in Building Services/Mechanical Engineering/Construction related discipline or approved equivalent training Degree in Building Services/Mechanical Engineering, related discipline or equivalent experience Full Current Driving Licence Desirable Trained in Health & Safety, IOSH, First Aid etc Experience across several of the HTM's acting as either a CP or AP Additional post-graduate level knowledge either through relevant post graduate diploma level or equivalent experience Experience Essential Knowledge of maintenance methodologies Knowledge of Estates specific legislation Substantial building services maintenance experience gained from working in a complex environment Line management, training and facilitation experience.
Experience of working within and developing a 'safe system of work' and dealing with health and safety issues.
Demonstrate a structured, analytical and best practice approach to traffic management Can analyse data and produce reports using a range of software packages.
Desirable Experience in working in a similar role Previous experience of working with a quality management system ( ISO 9001) Experience of Project Management including the concurrent management of multiple projects Knowledge of HTM's, HBN's and Estates specific legislation.
Member of relevant healthcare or engineering institutes, IHEEM, HEFMA,CIBSE,IET etc.
Personal Skills Essential Able to use small tools and carry out fine adjustments to building services on a regular basis Able to carry out routine and emergency maintenance on engineering and building systems on a routine basis Able to concentrate for long periods on complex issues and work with detailed information May occasionally be required to work or assist in areas of uncontrolled hazards , gas leak, steam leak, bodily fluids, and raw sewage.

Able to demonstrate the analytical skills and judgement required to identify/diagnose a range of defects and failures in relation to specific systems/equipment and what actions to take.
Ability to plan and organise in coordination with contractors unsupervised routine and complex maintenance, analysis, solution finding and repair work
