Building Security Manager

Building Security Manager required for corporate assignment in Reading.
Security and Safety: Monitoring and operating on site CCTV system.
Access control system activating, deactivating tokens, doors, access levels, generating reports on users activities as per tenants requests.
Regular patrols of site Good knowledge of all security policies, procedures, and Assignment Instructions Managing all parking, underground as well as the outside car park.
Ticket unauthorised vehicles, liaise directly with parking enforcement company.
Mail, telephone, intercom calls handling.
Building Maintenance: Oversee and coordinate regular maintenance activities, reporting issues and monitoring the progress and workflow, arranging and providing access for maintenance works, assisting with inspections and audits.
Health and Safety Compliance: Ensure compliance with health and safety regulations, conducting risk assessments, and implementing measures to create a safe working environment.
Regular patrols of premises and records of risks and hazards, assisting during the health and safety audits, rectifying, and completing actions raised by inspectors.
Contractors management: Liaise with all service providers and vendors, such as cleaning services, front of house, lifts and maintenance contractors, and others.
Monitor service levels, and ensure cost-effectiveness.
Energy Management: Implement energy-efficient practices to reduce operational costs and environmental impact.
Monitor monthly consumption for all energy meters, submeters, gas, and water.
Provide the data to tenants when requested.
Emergency procedures: Develop and maintain emergency response plans, conduct 6 monthly fire alarm drill, weekly fire alarm tests Fire Safety Maintenance of Fire Operations Manual book on site Log and track any fire alarm system/fire panel faults Good knowledge of fire panel features Disable/enable high level beams Waste Management: Implement waste reduction and recycling programs among tenants.
Monitoring and recording waste collection.
Encourage and remind tenants about recycling practices.
Tenant and stakeholders relations: Act as a point of contact for tenants and address their concerns or requests.
Ensure a positive and functional working environment.
Arrange for monthly meetings with tenants.
Handle complaints and resolve issues.
Work closely and communicate with the local council, Reading Business Improvement District and local businesses Allow access to vacant units and landlord areas for letting agents and viewings.
Sustainability Initiatives: Develop and implement sustainability programs to reduce the environmental impact of the facility, including initiatives related to energy efficiency, waste reduction, and green building practices.
Compliance with Regulations: Ensure all the compliance documentation kept on site is stored safely and up to date, ready to be presented to the inspectors/auditors.
Renovation and Construction Projects: Oversee and coordinate renovation or construction projects within the office block.
This includes collaborating with architects, site managers, contractors, and other stakeholders.
Documentation and Reporting: Maintain accurate records and documentation related to facilities management activities.
Generate regular reports for management on key performance indicators and facility status.
Experience: - Previous experience in building management or a related field is preferred - Knowledge of loss prevention techniques and strategies - Familiarity with first aid procedures and emergency response protocols - Proficiency in operating CCTV systems and conducting surveillance - Strong organizational and problem-solving skills - Excellent communication and interpersonal abilities - Ability to remain calm and composed in high-pressure situations Must be age 18+.
Applicants must hold a valid SIA licence.
Applicant must be able to present 5 year employment/education history upon application.
